We have rented out a home and basement apartment for about 6 years now. We have taken four renters to small claims court and won every time. All of the renters we took to court were for unpaid rent. They were always good renters until they decided to move, then they just stop paying. One of them damaged our home about the same as your brother's is. We won 3k for past rent and the judge told us we needed to file another court case for the woman for the damage to our house. We ended up not doing that because going to court is a huge PITA and we had some family and friends that came in to help us clean. Plus we did keep her cleaning deposit which did not cover the cost to clean, paint, repair, and put in new flooring but we did most of the work ourselves and used our home as a vacation home/hotel while we were doing the work so we didn't have to pay for a hotel and worked some fun time into the repair time.
I don't like renting out places. When we finally move and sell the house I hope we never have a place that we have renters again.
Currently we have renters who stopped paying rent last November and they would not move out. They finally moved out March. The house is pretty dirty but not much damage. They will not get their cleaning deposit back and we have filed small claims against them for the back rent. We just got their counter suit in the mail today claiming something along the lines that we harassed them and caused emotional trauma The whole reason they squatted so long is we were not harassing them enough to move out. We sent a few letters and DH called them maybe a total of 5 or 6 times and the kept promising they would pay and catch up rent which never happened.
So now our home sits vacant, dirty, and unrentable as it is. I just really hate the whole renting experience. We have screened all our renters too. Hasn't really helped that I can see, renting is pretty much a crap shoot. We have had more bad renters than good.

House on my road evicted tennants for not paying rent. The renters had Grandma, her two sons and their wifes and 7 Grand kids all in one small ranch. When you would drive past and the garage was open, it was actually a walk in closet with clothing hanging everywhere. 12 people in a 3 bed room.
The cars were nice, a Hummer, a Caddy, a Lexus, and 2 Escalade looking things. So it seemed like they had cash.
Anyway, when they were evicted. They moved everything out. Came back and then removed anything of value. Took all the copper pipes, copper wires, even the circut breaker was gone. Took the toilets, the sinks, kitchen cabinets and even the counter tops.
The house had been for sale, the owners were elderly and died with a double mortgage. The kids could not sell it so hired a mangement company and rented it out to pay itself off. There is no way they could sell it for the two mortgages.
They took out a third to rehab it, to rent it again. From what I heard the management company had some insurance and kicked in some of the money for dropping the ball on screening the clients and not realizing how many people were in the residence, which was in violation of some local code.
Pictures posted sure sucked but, mostly can be fixed with some drywall compound, paint and a couple hundred bucks thrown at the customer.
What sucks is the next tenant will be stuck paying a bit more in rent because of the previous douchebags.
