FHA vs Conventional mortgage
Hi,
Looking to buy my first condo, spoke with a BoA rep about preapproval. After running my credit and looking over my situation, they informed that I only qualify for FHA for 2 reasons.
1) I am only putting 5% down.
2) I need 3 open trade lines with at least 12 months history for a conventional loan (if I put less then 20% down) as apposed to FHA where you need 3 trade lines with 12 month history (open or closed).
Now that I've started my condo search, I've noticed that many of the places I look at are not FHA approved, so I'd like to see if there is any way I can get a conventional loan.
I've spoken with a few people and they said smaller lenders will some times allow you to put 5% down on conventional loans, my only question is if the 2nd problem is something that can be overlooked or if it is a Freddie/Fannie issue here.
When the BoA rep pulled my credit, all came back between 780-800, so that should help my case (I believe).
If there are any other solutions, or if you need more info, just let me know.
