Also, if the time horizon is long-term (as it should be) and the numbers made sense from the beginning, one bad tenant will not "destroy your profit margins" nor your profits. Investment properties are just like any other investment - they come with risk. A good, wise landlord knows how to limit these risks as much as possible. Use wisely your power of choice.

When it comes to the "being a landlord without hassle," we are going to have to agree to disagree. People commonly say "Just hire a property management service," but it is rare to sustain a high profit margin, especially in the earlier years. Look, can you make money in rentals -- absolutely.. but I would argue the risk/rewards are simply not worth it. That is my opinion. To respect the OP, this will be my last post regarding this topic.
