Hello,

hoping someone can recco a good bank with great rates. I love the rates at Provident Funding (Provident.com) that I read about in one of the old mortgage threads on SD. However, doing some research, the ratings seem attrocious at best.

Anyone know of a bank like that, WITH good ratings? I found an old thread about Home Finance of America ... but that was rom 2010...

bankrate.com will show you what the best rates are for your area. Each location is different, and it depends on how many years, how much, and what kind of mortgage house, condo etc. You also may qualify for discounts. There are lots to consider and there is not one lender with the best prices for the entire country. Are you a first time homebuyer? Do you live in a big city? You may want to check with your local department of housing development organization or your local cityhall.

with the volume that a place like Provident does you're going to find bad reviews on them. I last went with Amerisave, who at the time had slightly better rates than provident. Found some bad reviews on-line but it took less than 2 weeks to refinance and the process was great. Have since sent about 15 co-workers/family members their way and every single person has also had a good experience. Still, you could have a bad experience. Time before that I went through a broker who had tons of stellar reviews and no bad ones and I had the worst experience of my life! Anything can be hit or miss really

i've been to bankrate.. .and did get some to contact; also found some on bills.com... just wanted to get a slickdealer input ;-)

wow - that's great... i'm scared of pulling the trigger with them - would hate to lose my potential house due to choosing the wrong bank.

The thing is really you run that risk with anybody. A colleague of mine was going through Citi or Chase at the time. They just weren't getting back to them, their rate lock period came and expired, and then they wanted $$ to extend it. She gave them the finger and went with Amerisave and saved a bunch of $$ and %. In the end it worked out very well for her.

There are other threads on this as well and I know there is a mortgage broker who frequents them. Kind of surprised he hasn't posted in this thread. I believe some people at SD have used him so maybe he could hook you up if you'd prefer to go with someone people here "know".

dang! too late. gave my Social to two banks already to get the best rate. was that bad?

Yes, You dont want want them looking up your credit score if their rates are too high or their closing fees are unreasonable.
