not approved for mortgage but found dream house?
have $50k in the bank. no real estate agent. haven't tried to get pre-approved yet because i thought i wanted to wait another 6-9 months to get approved but tonight i just saw a house in the PERFECT location with EVERYTHING I need at a GREAT price. It just went on the market today because i check this neighborhood on the website every day. The tax value is 194k and they have listed it at 164,900 and in the listing it says priced to sell (and I agree based on my watching the real estate websites for more than 6 months). What do I need to do? how fast can I get approved? I am a BB&T bank employee so i will be using them but I don't actually work in a bank or do home loans so I'm new to the process. I'm an autoloan debt collector with a part time job also so my total annual income is a little over 50k. I have NO debt. when I got a credit card 9 months ago my credit score was 733. I've only been at both of my jobs for 15 months. The only 2 negatives I can see from all the pictures of the house is that the kitchen floors are vinyl and I would want to upgrade the countertops later. If I like it as much in person I would definitely pay $157,500....maybe $160k max (I am cheap and like getting great deals). What quick suggestions do you guys have? I have seen that really nice houses priced more than 30k below tax value like this can often times go really fast. I'll probably go by the bank during my 1 hour lunch break tomorrow. thanks!
