Both Buyers Agent and Listing Agent are Howard Hanna but not same office....conflict of interest?
My fiancee and I are first time homebuyers and have been touring houses for a few weeks now, and this weekend we potentially found "the one." Fits our budget, style, location, etc. Has no discernible maintenance issues (previous houses we liked were older and beautiful but even my untrained eye noted lots of big work to be done).
We have been very happy with our buyer's agent who is lightning quick with responsiveness to our questions, both the good ones and the dumb ones. She has steered us clear of some pitfalls that we would not have ever found ourselves. She has really helped us to narrow our search to properties that make sense for us and appeal to our tastes. We love her, we trust her. That said, it turns out that for this house, she and the seller's agent are both under the umbrella of Howard Hanna, and I'm concerned about conflict of interest as we look to proceed with attempting the purchase.
Both our agent and the listing agent are Howard Hanna agents. They do not share physical office space, a website, or a phone number, although they are located on the same street about a quarter mile from each other. Should I have any concerns about conflict of interest? Is our agent able to fairly represent this house to us? If she were to discover an issue with the house by virtue of being a Howard Hanna agent, is she allowed to disclose it to us? What questions would you ask to clarify?
