$40 less than Costco's Ecobee 4 Smart Thermostat with 2 Room Sensors offer that expires November 27. The difference in the two is that this one does not have built in Alexa. It also does not have controls for accessories such as humidifiers, etc.

Where do you see that the Ecobee Lite doesn't have motion sensors? I've read in many places (including reviews) that it DOES have motion sensors. The only differences that I've read about are: no Alexa embedded, more limited compatibility, and does not control HVAC features like humidity.

OP should update. This is the ecobee 3 lite which is not the same as the ecobee 3. This would be a good deal if it was an ecobee 3, but as a lite, it is the same sale price it has been elsewhere recently.

Proximity sensor (not motion sensor) has caveats. Corrected now.

I spoke with Ecobee customer service regarding the geofencing. I learned that the sensors themselves are enabled with geofencing. If you use the sensors with the Ecobee 3 Lite, you can use geofencing. My understanding, too, is that you need an Apple/Android hub to make that work. Without that, geofencing will not work with either 4 or 3 Lite. Hope this made sense. Correct me if I'm wrong.

I think this is good deal, if you don't care about Alexa or the accessory controls (humidity, etc.).

Here is San Diego, there is a $75 instant rebate through SDGE only if you purchase through Home Depot, Lowes, Ecobee, or Best Buy. I would definitely check your local electric company to see what deal they may be running. So for myself, it was a better deal to purchase through Best Buy and apply the SDGE $75 promo code they email you. Best Buy includes a free Echo Dot. It came out to $64 before tax which includes the dot. I bought the 2 sensors for $39 from Lowes before any promo codes to use with the Ecobee Lite.

The occupancy and proximity are two different sensors. The 4 (and earlier 3) has both and the 3 LITE only has the proximity. Notice how the included room sensors mention having an occupancy sensor?

The proximity sensor mentioned in the specs is only to turn on the display as you approach and will not adjust settings to override a schedule, unless geofencing is turned on with the appropriate hub (e.g.., alexa, appletv etc), when it detects someone is in the room. The remote sensors will though so depending on the location of the themostat and remote sensors could be a non issue.

It's not a huge deal - it's used for cases where your home sick on a monday and the thermostat will know your home so you won't get too hot or cold. Geofencing can allievate some of that but if you have multiple zones the benefit won't be as great (e.g., only using one zone with occupancy vs having them all turned up or down with geofencing).
