"5X more likely than theft" ah that all depends where you live and if the theft is your copper lines im sure your FLO will go with the theft.

They are not monitoring shit behind any wall. Proof, when it shuts off ALL water to your home will it tell you which pipe behind what wall has the drop per minute leak, NO it can't. B.S. i seeing nothing about bypass, because if you can't bypass the only thing you will be doing is calling a plumber to remove it in order to get water. ANother $300 bill

Are they provided any water damage protection policy like they do with battery UPS systems for example? What NO they are not, so they are selling you just a bunch of fancy words with a $25 device.

Need to know how much water your using, here's a crazy idea, look at your bill. If you want to see your phone move an arrow while you flush your toilet give them $349.

A few things of note from somebody who actually owns one.

1) No subscription fee. There is a plus subscription you can get which also gets you a letter you can give to your insurance company which lowered my premiums a hair

2) Cloud based. No local integration. There is a Home Assistant addon but it's cloud polling.

3) It does learn your behavior for a few weeks but if you do something a little against the norm like a longer show, it will thing there is a water leak. You can reach out to them and tweak values though.

4) Quality control is questionable. The PSU died on my first unit and then the unit itself died. Customer service issued a quick RMA but depending on your pluming skills, you may have to pay your plumber to swap it out.

5) It's not a completely simple install. My plumber had to re-do some piping to get it in. It might be plug and play for some. For me it was not.

Sorry bud, you are wrong. Do you own the device or just read reviews in home depot? Well I do own one and am speaking from experience. They do have a subscription model for certain features, but it is not required at all.

Does not require a subscription. I have had one installed for over a year and so far it works great. Very happy with the product.

I installed phyn plus. No subscription. Working well so far. Runs test, detailed report on water usage by fixtures, pressure and temperature. Alerts when I leave the sink run longer etc.

Plus I got it cheaper during some deal via belkin.

Incorrect. I own one. There is a plus membership but that is it. Basic functions are free.

Lowest price, but these are unnecessarily higher priced normally. Hopefully competition will bring the prices down.

Surprised that still most of the insurance companies don't give a discount on homeowners insurance if you have this installed.
