You can Google 'bbva mortgage loan officer' and try to find one you like. Negotiating is better on new purchases than refi. Credit score of 780+ required.

How it works:
- get the best mortgage quote you can find. Including any that are given with relationship discounts.
- have the bank or broker give you a formal loan estimate or a breakdown.
- contact your loan officer and ask them to match
- once the match is approved, move $25,000 into a 12 month CD. You can do IRA CD.
- take .125% off your rate or 0.5 point lender credit to pay all your closing costs.

Tip: if your loan is conventional, you can take 0.5 point credit and buy your loan down.

How to get the lowest rate to get BBVA to beat:
1- apply via a broker (find really good ones on zillow).
2. If you are applying for jumbo loan, get a quote from Chase after agreeing to beef up relationship by moving all your assets then getting BBVA to beat it.

Optional- get a quote from wells fargo (queue fake account jokes), First Tech CU, and Safe Credit union.

Just closed a **jumbo refi** 2.750 at 0 points 30yr

Other rates are as low as 2.350 for 7/1 ARM.

You don't have to. Most will negotiate in good faith. You may need 1-2 pulls with your final lenders. And multiple credco pulls in 30 days don't affect score much

Clarification questions:
  1. by how much does BBVA "beat" the sample rate you get from another source?
  1. Is that on top of the .125% rate discount you get for the CD?
  1. Is this CD discount something that has a name so that we can refer to it when seeking the discount with an officer?

Separate question:
  • Is there any source for rates, similar to loancabin.com, for refinancing an investment property?
That site has the option in its check boxes, but no results. This is true for most (all that I have found) rate comparison sites.

I just called them and they can't do better than my current 3.50% for refinance under $350k loan. So, yeah, their advertised rates are for certain scenarios. Their advertised rates were too good to be true... for me. Thanks for the suggestion though. I got other lender lined up that will refi.

1% of value charged now via Owning for 2.5% rate on a high conforming, 30-year fixed condo loan in CA. They "cover" all other fees outside of Box E and G. This really only makes sense if you're in it for the long run and just have to do the math.

You paid off 5 years, rate has gone down around 1%... I think your payments would be a bit higher for 10 year refi. You can check by searching for a mortgage calculator online.
