Yes, you will have to disable the Verizon's internal wireless so that you don't interfere with 2 competing signals.
Connect your Verizon's LAN port to this router and you will start using the Netgear's wifi.
This router will have a longer reach, assuming it is not shielded from metal or brick or dense building materials.

have to choose from this one or AX5200 from WorstBuy, finally decided to go with Costoco, will not achieve 5300bps or 4300bps either way

What's the warranty on these? I was told by the Costco customer support agent that it doesn't qualify for additional 2 years of warranty.

There is no Costco Warranty. Some items state that there is a 2 year warranty and me mention Costco Concierge (such as TV's and major appliances), but the warranty is still through the manufacturer. You can get an additional 2 years beyond the manufacturer warranty if you buy with your Costco Citi Visa subject to their limitations (no used items, max combined warranty is 7 years, etc.).

What Costco offers on all items (except those specifically excluded such as Computers, TV's and major appliances) is a satisfaction guarantee. Routers fall under this so there is no limit to the return period. Just use common sense and don't treat it as a trade-in program.

Costco has Netgear Nighthawk AX4300 $70 off. $200 regular. I got one couple weeks ago and was able to price adjust.

I'm currently still using a Linksys e3200 I've had for years. I have a 200mbps plan but I get about 30 on 2.4ghz and about 100 on 5ghz....although I never lose connectivity or have issues much.....is this a good replacement for it? I do game quite a bit and also work from home currently. Router is placed downstairs while I work upstairs. Home Is about 2700 sq ft but router is vertical downstairs. So the room I work in is upstairs but more directly above it?

This should work great. You might need to get a range extender.
