But then again, if you have waited this far, I would say wait for 11400F so that you can combine it with a B460m motherboard or H series so that you can overclock your memory past the 2666 restriction placed on 10th gen Intel for i5 series. 11th gen has no such limitation with a B or H series motherboard.

For now 10th gen is worth buying and hopefully 12th gen will arrive in the second half of 2021 and offer decent gaming performance improvements.
