The one shown in 1st pic is coming out to about $41 ($51.56 - 20% = $41.24)...& Yes, I went to checkout & all.
I see nothing for less than that w/this deal.

Anyone actually seeing the one for $24.75?

Sorry about that. I have been testing it in multiple browsers w/ different accounts and on my phone.. also had someone else test it out and still seeing $24.75.. maybe try a different browser or creating a new account..

Their site is being weird. I went to tree condos then filtered to only show armarkat brand, and it shows some are supposed to be 40 percent off, but when you click on that specific item, the next page with the item details only shows 20 percent off. When I tried looking at it in checkout, it shows a 20 percent and 40 percent markdown, making it about half price (from 51 to 25 plus tax)

So pricing seems a bit wonky. Could explain the price discrepancy.

that's a good price if you can get it. I am able to get the $24.75 but I already have the tree from this brand and is not that good for adult cat. It was fine when my kitty was small but now when he runs up it, it shakes and feels like it is about to topple.

There's a "spend $100 on eligible items and get $30 off" deal with a lot of the Armarkat stuff. Many things are on discount, making it a great deal if you stack the discounts.
