I wish I could upgrade my 9700k to comet lake, because the prices are so good now, but comet lake was a new motherboard socket so I lose mobo compatibility, otherwise id be all over the $319 10 core 10850k at microcenter.

But, a deal on a chip is great until the other costs start to pile up. So a total system cost needs to be taken into consideration.
Motherboards: Right now the Intel motherboard selection is going to be critical to getting equivalent performance to AMD. There are $100 AMD Motherboards (b450) will run a 5800x without a problem. Intel boards you will be more in the $150-175 range to be able to run full time turbo boost. That is a difference of around ~$50-75 in advantage for AMD.
Processor Cooler: You can use the AMD stock cooler. Intel, to get the equivalent performance will need at least a $30 tower cooler.
Power Supply: The 10700 (or K) will pull 80w more than the 5800x once all are overclocked. It will pull 140w more than the 5600x. This may or may not require a bump from a 500w PSU to a 750, which would add ~$30 to the build.
Essentially when I sit down and pencil it out for 'gaming' purposes the 5600x matches or beats the 10700 at a lower price. So, this processor deal is great if you have intel stuff lying around
There is a reason that AMD chips have gone up in price, the market is showing that they are worth it when all things are considered.

Im upgrading from a 2600x ryzen 5 rig and haven't followed Intel releases for a while.
