I haven't read back up on it in 2 weeks or so, but I was under the impression that the reason you are seeing these Z690 AORUS Elite MBs being offered in bundle deals pretty much everywhere you look is that it's been one of the most problematic boards in the entire 1700 socket line. With continually frustrating progress being made on the bios update front. To such an extent their recommended fix was forcing the PCIe slot to operate at Gen 3 speeds rather than the defaulted Gen 4 speeds, and just recently Giga even recalling the I version:

DDR5 price falling rapidly. When people not buying those extorting price, price keep falling.
Maybe it's time let mobo price return to sanity.

I just built a Z690, DDR5 rig over Christmas and this is a stellar deal.

I paid more for just my Asus motherboard than what you get here and it includes DDR5 ram. I've been using asus for decades now, but Asus is so overpriced on their higher end mobos (very annoying with their price gouging vs the competition). If I were ever going to switch camps on mobos it would be to MSI or Aorus/Gigabyte. I was strongly considering both this generation.

From checkin prices just now, it looks like this is a fairly cheaper motherboard from Aorus ($240-ish), so it's like paying for the mobo at that price and then only paying 140 more for the DDR5 ram... it's basically a 110 bucks less than buyin separate... (that's a solid deal if this is the brand and models you want)

I think so. I'm deciding if the Aorus Pro is worth the $70 extra.

Thanks. Cancelled the Aorus AX and ordered the Gaming X combo. Price breakdown the Gaming X is $138, guess worth the risk.
