It's past midnight PST and I could see Chase display the 5 FN offer still - so it's still going on, for now.
So worst case this deal is $95 for 5 nights first year + 1 anniversary free night, correct?
This deal is only for 5 FN in the 1st year, issued after completion of sign up bonus task ($5k in 3m). You get charged an upfront AF $95.
Annual Free Night would be credited only from Year 2 onwards, by when you'd have been charged another $95 AF.
Also note that the 5FN sign up bonus are worth 50k points each. While the anniversary 1FN is worth 35k points only.

There must be because the CC blogs are all pushing this offer. But I haven't found a way to refer a friend.
What I'm gathering: this *specific* promotion, you can book UP to 5 nights, EACH up to 65k points, no more. This assumes you have 75k points in-hand, NOT from this promotion, before booking. No combining cash+points. And Marriot has taken to putting their best locales at 70k and up… intentionally putting them out of reach for promotional redemption without outright saying they are "blackout" locations.
Assuming i signed up last week, If i wait till July 2023 to book my stay, can i be looking at 6 straight nights? 5 from promo plus 1 anniversary night?
