How to deal with BroadStar Communication and Apartment Management in Gainesville, Florida?

My apartment uses BroadStar Communication as a main cable and Internet provider. They won't allow other local companies to touch the apartment communication building as they say they have their contract in place.
Broad Star is sucked. They sub-bandwidth from ATT and make tenants like myself suffering from bandwidth throttling and poor internet speed. They overcharge the monthly service without advertised speed. We can only get 1.5 mbs basic ATT DSL, guess what, $40/month.
I am seeking advice from your knowledge about how to deal with these scamming apartment management and their own shady communication company.

Anything like that would have probably been in your lease. If not, find another provider. If it is in your lease, it will be more difficult to deal with. Your best bet in that case may be to move...

No, Sir...We own the unit...I thought we are free to pick our own provider?

so no lease.. any other legal documents associated with your unit that might spell this out? conditions or covenants attached to your deed? homeowner's association contract? etc...
