I have been watching this router since it was announced. I am currently running the Nighthawk R7000 / AC1900 and a big Plex user. Now it's time to decide to pull the trigger or not. I don't think we will see this price again anytime soon.

There are some caveats with the Plex functionality. It can only transcode 1 stream at a time at a max 480p. If you direct steam everything then that probably won't matter to you.

What do you mean by "direct stream"?

My thoughts exactly , I have had this item in my amazon cart since it arrived on the site watching for a price drop. This is the one and only day other than maybe cyber Monday? I see full retail price holding strong and firm through 2017, as this is a market wide flagship product IMO
I choose to bite, IF cyber Monday is a better deal Ill rebuy at $125 savings on a newly released product dont see that coming any time soon.

I do not think you can justify this purchase as a real improvement on what you have.

That is, would you really notice a difference between the routers? I would say not and keep using your 7000 model. I have two of these and will not upgrade until a major difference is made.

ouch , sorry to hear that. I am loving amazon at my location being tax free. I have all but stopped shopping newegg BB ect online paces because of. Over the years amazon has really stepped up there game on tech products that newegg used to hold down as an exclusive, but I can find pretty much everything on amazon prime now two day tax free.

Biggest item ever Panasonic Plasma ZT60 white glove freight service. This thing was $350/$400 tax alone at BB at the time and a higher price than amazon listed. it was like $400/500+ savings off BB price IF I remember correctly. total like $800 saved with tax delivered free.
Luv amazon...

How overkill would this be for me?

I just bought a large commercial property with two residential units on the second floor. While renovating, I am working from a small office in the basement. It's an old build with lots of concrete and metal joists.

I currently have an older Motorola router (SB6121 I think---black) and a garbage Linksys router from 6+ years ago.

My coverage is terrible and that is the biggest issue I want to address. I am hoping to get at least acceptable WiFi coverage to all livable/workable areas of the house so I can start implementing smart devices.

If you're looking for coverage this probably isn't the route you want to go. I've tried this router and quite a few others in the last four weeks and it's a solid router but not going to give you the coverage of say an Orbi or Amplifi HD.

My home also has thick concrete walls and I found the X10 to give me no better coverage than my ASUS 87U, stand alone Orbi router or stand alone Amplifi router; better than your 6yr old Linksys though for sure.

If you only care about coverage to maintain internet speed, Orbi or Amplifi is the way to go. If you're also concerned about internal bandwidth (ie you transfer a lot of data back and forth between your own devices) go with the Orbi. I thoroughly tested speeds from Orbi Satellites and Amplifi mesh points, the difference is unreal! With Orbi mesh points it's like you're still sitting next to the router. The only crappy thing about Orbi is the simplistic interface. This is something I hate about netgear across the board. With the ASUS I was always able to see what device on my network was being a bandwidth hog, tx/rx speeds, signal strength of wifi devices etc. none of that exists on netgear, not on Orbi or x10... really crappy for such expensive routers. Their genie app? Also crap...
