The required 3" pvc sch40 would cost you $50. That's not including the vent termination, isolating valves. Hahha, 3/4 gas line @ 2' is $40.

I’m a plumber and we would probably bill 4 hours to do this at $85 an hour ($340) plus maybe another $50 in parts tops. $500 is perfectly reasonable.

Thought about a tankless but opted for a Rheem Hybrid instead. Easy to self install and it's averaging only 1-2kWh per day, about $3-$6 per month.
