LenderFi said they can not provide lender credit greater than closing cost? They can do 30yr fix 2.625 to cover A+B+C but only cover D (A+B+C) + E at 2.75. Not sure what to take? E is ~$1000 more.

No idea. I've never ever seen a lender willing to adjust a locked in rate after locking in unless a material change occurs (like 0.75% change in rate) which usually never happens. I guess it's their policy to try and not be beat by competitors. The $2500 AMEX promo just really sweetens the deal.

On 7/6 I started with 2.875% and I think a $1k lender credit. Insane what over a week will do you rates In this environment and the fact that Better was still OK with matching.

Oh 100%. Ive already asked my loan concierge about 3 times to confirm my app was tied to AMEX promo and when to expect the task of providing my card number. Not missing out on that. Coming out about $3k cash flow positive at closing once get the $2500 statement credit, then another $275/mo interest savings thereafter. So crazy.

Anyone know what Loan Cabin's costs generally look like? Just browsing their site, I'm getting a 2.375% rate buying half a point for a 30 year, but unsure what their A+B+C looks like at that. If they're reasonable, that would be about a costless 2.5% or credits back at 2.625%

My LE from Loan Cabin has $0 origination fee, $510 appraisal fee, $2048 title fees so a+b+c of $2558. Their title fees are definitely on the high end but can shop around for those and use a lower cost title company. Their rate pricing was by far the best as compared to the other 6 or 7 I got quotes from. Samantha was great and was OK only communicating via email and no questions asked was fine with emailing over quote on formal LE form. I do think they are slammed though. I had to follow up with them a couple times after submitting application to get a quote but was 100% worth it.

Yes - will be refunded back from previous lender via check within a 5-7 days after closing. The new refi is establishing an entirely new escrow balance. So the previous escrow old lender is holding is refunded back to you. So take a look at what your escrow balance is on most recent mortgage statement and factor that as being refunded back to you into your math.

That sounds like he is saying his Escrows from the current lender will be refunded back to him since the new Escrows will fund them.
