suggestions on who provide better rates for home insurance,
any tips on choosing the right one
any ways to get discounts
steps to get smaller premiums

geico gave 1227 for 12 month premium

first time home buyer
single family
92610

checked with neighbors and they are paying between 650 to 850.
not sure which option will help in reducing the premium.

we have been with Geico for over 10 yrs and occasionally do compare they are still competitive but not much now and we don't want to change for little difference AND they have been raising rates almost every year and last year more significant so your nbrs should see increase with renewal
we have zero claims still rates keep going up because looks like due to more natural disasters and they have to make money so rates going up
good luck but there is not much you can do other than raising deductible and compare every year for better rates bundling auto etc helps...make sure to use any work discount but that did not make any difference for us

Check out Hippo, I just closed a mortgage using them and am paying $662 a year with VERY good coverage. Their standard coverage is even above most other insurers, for example they offer Mortgage Payment Protection that will pay a certain part of your mortgage payment for 12 months in the event you are unable to inhabit your home. They also send you a free starter kit from a few select home alarm companies (depending on your location), I am getting the Kangaroo kit.

I am also in SoCal.

USE A INSURANCE BROOKER!!!

And call two or three and get quotes. DO NOT CALL COMPNIES... they are rip offs.

Geico is one of the worst with the BEST ADVERTISING.

I have always found Geico's homeowner's quotes to be very high. I think they are just a reseller in that market anyway, so they are just reselling someone else's homeowner's insurance with a markup.

Being a reseller, does not mean more expensive. There are insurance companies that ONLY sell to resellers and do not sell to the general public.

For example Liberty Mutual was another overpriced (this was my impression even with employee discount pricing) insurance company that sells their own insurance.

Again, you need to contact at least two brokers and see what their best price is.

I would also suggest contacting insurance brokers. You may also look at Amica and Costco for insurance.

I use farm bureau for mine. $750 annually. House paid off decades ago. Paid $13,000 in 1976. Now worth about a million. Amazing.
