Cruising around my local club today I came across this deal, just noticing the discount.

I just bought a house and no where in the appraisal was the closest system taken into account.

Maybe if the house had a really fancy walk in closet with custom cabinets would it raise the price 10k. But the types of closests these are meant for would have no affect on the house value. And in the current market if a buyer lowered their bid because of it that means they would not get the house.

Yeah, I know. I bought the largest house on the block for dirt cheap because it had aesthetic warts like these. When the appraisers came they valued the house as $200,000 more than I paid for it.

There should be a word for your type of personal attack. Perhaps 'conflation attack'. When someone purposely conflates what someone says and acts as their version is the reason they are wrong. Somehow 'might offer 10,000 less" became "city will appraise at $10,000 less" You decided that out of thin air.

My girlfriend did the same thing. A year ago, she bought for $498,000 an estate with no neighbors (surrounded with property and trees) in a neighborhood where all other houses are next to each other. It was appraised at $580,000 and a year later is now appraised at $750 K. I appraise it at $700k till a few last things are fixed. Put 25k in to it.

She got that house all under my guidance.

Who am I to believe? me or you?

She also bought 6 vacant lots (4 residental, 2 commercial) in Arizona 15 years ago for $25,000 near Phoenix and Tuscan, under my guidance. That worked out well.

Excuse me if I believe myself and not any hogwash.

Buy property with 'warts' -->immediaely fix warts.

Remove all warts ----> sell property (never had to sell a property, price keeps goign up)

A cheap closet set is going to shave a ton off an *appraisal*? That's like saying the paint color of the bedroom is material to the value of a home. I'll agree if you have some super elaborate closet setup vs this, yeah it might make a difference BUT no one is actually going to have that case - you're not taking this and putting it in a walk-in. You're putting it in a small closet where the only practical alternative is a single bar with a shelf on top. Stop the ego trip.

For me this kit is good for the 6 shelves that it comes with and the misc hardware that comes with. 6 precut shelves and wall brackets and rubber end caps for $10 is a deal.
i just opened the kit and find that the end brackets don't actually fit the shelves properly. The thin wire on top of the shelf is what ends up being supported by the end bracket as the end bracket is too deep. Have you found any end brackets that actually fit these shelves properly? It seems that the two closetmaid end brackets at lowes/home depot are either too deep or too shallow as well.
