Professional cleaners use sodium hypochlorite (bleach), soap (bleach stable), and water to clean. For roofs, you need a thicker soap to help hold the sodium hypochlorite in place, and a stronger mix (maybe 3 percent mix).
You can also use sodium precarbonate (oxygenated bleach), but it requires agitation (brushing) on porous substrates. I like it on wood as it furs less. pre wet wood, apply, let dwell, rinse very well.
I have a side hustle cleaning peoples homes, driveways, and sidewalks, I also restore wood decks and fences. I buy sodium hypocholorite in 53 gallon drums, it works. Buy a bottle of bleach (10 percent or higher) from HD or a bottle of wal marts pool essentials, it is cheaper. Cut it with water (to get it to about 1 percent), add a bleach stable soap (maybe arm and hammer with a scent you like), put it in a pump up, spray and then rinse it off within 10 minutes (before it starts to dry). Pre-wet vegetation in the area. Can't emphasize enough that rinsing is important to wash the crud off the surface. Please don't just use pressure, not a single siding or roofing manufacturer will recommend it for their products and it can possibly damage them. Lichen is a tough and will require a stronger mix and maybe brushing. Artillery mold/fungus will not be affected by this or almost any other product.
Edit: some paints, such as sherwin williams, may be adversely affected by using sodium hypocholorite. as mentioned before, always test any product in an inconspicuous area.
Pictures shown below are from 3 years ago, before first use, and right now of 18 year old vinyl fence. Use it about once a year, but today's photo was after spraying about 18 months ago and still looking great. In 3 years, only used about 1/3 of a bottle for entire fence and house soffit. A little goes a long way.

As others have suggested, you can use oxygenated bleach to clean your vinyl siding and it works almost instantly. I've done this and it looks great. The issue is the algae comes back pretty quick. With Wet and Forget, it must leave a residue which continues to work when the algae is gone to prevent it from coming back. There is a noticeable difference in time frame. For me, Wet and Forget is worth the extra money to lengthen the time I go between cleanings.
