Do this with a few items totalling 1000-3000
and I can use it as a selling feature to attract a better tenant at a higher rental rate that will tend to stay longer. AND easier to rent.

In May Same house about 15k in upgrades vs neighbors(on lake).
Took them 4 months to rent.
Mine wasn't even on market and rented prior to being ready at $700 more per month.

Same 12 months period I'll be $6,200 ahead.

hard disagree. amana is part of the whirlpool family and most of the lower end ones are similar. Tenants are not really going to appreciate slightly quieter dishwasher unless you are at the price point where you need Bosch 800 dishwashers. I price my units on the higher side as well with very little vacancy. I do, however, remodel all my homes quite well (everything greige) . I typically buy whatever is cheapest in the Whirlpool family that's stainless steel. Not once has the model of stainless steel appliances made a difference in tenant quality and or speed to rent it out. I'd like to know how a 50$+ dishwasher is going to "last longer". They don't...it's all luck as of now. I manage 50+ of my own properties and over few hundred for others. Level of stainless steel appliances doesn't matter at all until you go uber luxury which is not common. Find a company that's relatively easy to fix and get parts for and call it a day.

you got lucky you found snobs. But wont happen again.

$700 extra just to have a nicer dishwasher and a shinny trash compactor is idiotic unless your neighbors house is really trash.

Got this one in the rental I live in. It's alright, not quiet but not obnoxious either. My greatest gripe is that the dryer won't dry water in tiny nooks but that's hardly a problem unique to this machine.

love your attitude. I think in the long run good customer service will win with the right client. You must be better than I at picking people that appreciate anything. So many people believe the world owes them something.

I have the maytag version of this model. and it is a 50 decibel unit. My question would be is the noise due to less sound proofing or lower jet pressure? I would take the higher decibel any day if the higher noise produced better cleaning. Alternatively I wish they would simply make the ability to lengthen the soak cycle so you could have less pressure and be easier on the motor. Then again if they made these too good like my light bulb friends proved in Livermore, Ca, you go out of business for making a product that lasts better than General Electric.
