I usually use simple green outdoor odor remover for my dogs pee. This seems a lot cheaper .

That's weird that you aren't allowed hardwood; they should have given you the option for vinyl with sound dampener underlayment. Im on the board of my condo HOA, and we don't allow true hardwood because of the install type, but there is the ability to do the vinyl plank that looks like it.
