I'd say its a hardware issue - have two 2 downstream switches and an AP. All get DHCP fine might also want to swap the cable

No You will have to wait years for clients to support it at all to make use of it; if you need faster than 800 mbps then the device will be wired

A mesh should be better in getting a good signal. Especially if you already use repeaters.
