This happens if the ac unit is not level. Mine leaked but I adjusted the orientation to level it and it stopped.

Most newer windows, you can slide it out of its rails for cleaning. Two tabs on top of the window. Slide it upwards a bit to slide the ac in then slide it back down to lock. You may need two people.
