These are all very attractive deals. Amazingly, the website doesn't list the weight of the Marmot 40 deg Minimalist which begs the question: is it worth the $8 price premium over the Kelty Mistral? No guarantees if this source is reliable, but I found a listed weight of 2 lbs, 2 oz for the Marmot here: https://www.geartrade.com/item/23...minimalist
That's compared to the 2 lb, 15 oz weight listed for the Kelty. 3/4 of a pound would be a pretty substantial difference to a backpacker. My gut level impression is that Marmot enjoys a slightly better reputation than Kelty, although I don't know if that holds true for these made-in-China, mass market lines offered by the two companies. FYI, YMMV, HTH, yadda yadda yadda.
First time sleeping bag buyer, what's the difference between a 40" vs 55" ? If I need more space do I get 55"?
40 and 55 refer to the temperatures these are suitable for. Keep in mind that these ratings are more of a 'this bag will keep you alive at this temperature' and less of a 'you'll be snug and cozy at this temperature.' I generally add 20 degrees for a comfortable temperature rating. If you are summer camping only I'd say the 55 is probably fine, but if you are doing any sort of camping where the temps may be closer to 60, I'd go with the 40.

That really REALLY depends on the way you intend to use these bags. If you're ok with opening them up to let air in and/or maybe just using it as a blanket if it's too warm, then sure, your method works fine. If you intend to get into the mummy style bag and zip it up, a 40 degree bag is going to be too hot in 60+ degree weather.

I think you mean degrees in temp not inches. Be warned the ratings are optimistic. If rated for say 30 that means fully clothed in long Johns, sweat shirt, and thick socks. Comfortable sleep rating is usually 10 higher than advertised.
In general a 70 rated bag is basicly a sheet,55 is very thin, 40 is closer to a standard comforter.

Also, even if it was inches, the answer would be a rather obvious 15 inches.
If the bag don't fit, you must unzip!

Realtree vs Kealty which would you recommend? Both are identical in sale price...
