Mass Save periodically runs sales for MA residents who are public utility customers (you'll need an electricity or gas account number to register).

Their current "Black Friday" sale for the fall 2018 season is for smart thermostats, appears to have launched Wednesday Nov 21, and includes a $39 Nest E, $79 Nest, and $14 ecobee lite.
They'll also sell you 12 LED lights for $5 which seems like a good deal (their quoted $20 retail seems about right).
Hard to say if this will be the best deal posted for these items for eligible buyers -- last year Nest was $100 (worse) and a 2-pack Nest E was $58 (better) ,
https://slickdeals.net/f/10883135-150-200-off-nest-ecobee-thermostats-massachusetts-only-w-free-shipping-100 , and there are still a few days before the Black Friday/Cyber Monday sales rush.
Limit 3 smart thermostats per customer per year. Free shipping on $100 purchases. Return policy is full refund within 30 days for unopened merchandise but you pay return shipping. Unclear what happens if the price goes down (will they match a lower price?).

If you're going to do the mail in rebate also consider the Costco deal, $170, also including a Google Home: https://slickdeals.net/f/12278626-nest-thermostat-3rd-generation-and-google-mini-bundle-169-99-free-...
I have had pretty good luck with Mass Save mail-in rebates, 100% success with Energy Star certified window air conditioners and 0% luck with one air purifier so far (but still waiting for that rebate!).
