If you game, you're going to be really sad when the Playstation 5 comes out and you can't take advantage of 4K 120hz or variable refresh rate.
Really suggest that all gamers hard pass on non HDMI 2.1 displays unless the deal is out of this world good.

Years and years until you ever see 4k 120hz games on a console. You'll be upgrading anyway by then.
But I think you're wrong about 120hz as well because all the frame rate has to be is above 60hz to experience the higher frames, it doesn't have to be literally 120 fps.
Some games will run above 60fps natively if they are not too taxing. Also games will be backward compatible and it's totally reasonable that many PS4 titles will run at 4K 60+fps on the new console as well.
My point is that this is coming next year. You really want to get a non 2.1 set NOW? It seems like a terrible idea to me.

Maybe, I'm judging based off previous generations...
The Xbox One X can supposedly easily run 4k/60 games but we hardly see devs put in the effort to do it. Rendering games at 1080p/60 is a taxing effort for devs, 4K at 90/120 is almost a pipe dream as this point. Devs will usually cater to the mass audience's display
So yes, while there may eventually be some niche titles in 120hz, I wouldn't put my money on many big time devs to do it much at all.
All my opinion, of course.
