With the new loan at 20% equity you just wont have to worry about PMI at all.

Just Locked in my rate. I used a Zillow lenders quote (no real verification was required) and got better.com to beat it by $1000 (as their PM policy says they will). even though I had a decent rate before I should end up getting $5k in my pocket and get a slightly lower interest rate.

I have so far only had to upload current mortgage statements for my 2 properties, had to esign several documents, and provide some more info by selecting drop downs (very minimal overall). it seems like they were able to pull more information electronically than others causing me less work. Overall the process has been very easy, but I am not all the way through. I am sure some of it depends on your particular situation - I would say I am a medium complicated case as I have many varying types of loans and other properties. Overall, if your interest rate is higher than todays lowest rates (though zillow or whatever internet mortgage broker gives you) you should get in on this deal. the fees are very low due to appraisal fee waiving (usually $500-600), they will give you an extra $1000 for price matching and the $2500. easy $$$.

btw, i didnt get a personalized offer but am still able to get the amex deal. the rep. assured me im in the "amex workflow" and my blue cashback is eligible for the $2500.

Go on Zillow, find the cheapest mortgage lender there. If its lower than Better.com rates (which it likely will be) they will match it AND beat it by $1000 in the form of additional credit.

What credit amount did you have to tell them? The lender fees? I just checked zillow, and they have the same rate for that better.com is offering, but the lender fees column shows $199, whereas the points/credits column on better.com shows $1775. Would I be eligible for a price match bonus $1000 for that?

assuming the better is saying they would charge $1775 (vs you getting a credit in that amount) - YES - you can pricematch and get another $1000. So you'd get a net credit of $800 ($1000-$200).
