I guess the matching/beat the rate really depends on your person. The two assigned to me would always reject the loan estimates. Oh well.

Question for you guys. I found a lender who quoted me 3.125% no points on a 15 year fixed, but they did have origination fees that equaled about 1000.00.
Better will match the offer, but they are trying to match the fees by charging me points to equal the lender origination fees. Should that be the case or should they be able to match without charging points?

Better matched the offer from Farmers Bank of KC. Farmers had total loan costs of $2,265 ($695 origination fee, $550 appraisal fee, $495 closing/escrow fee, and $525 title insurance) at the 3.375% loan. Better matched that by offering me a $449 lender credit along with fees of $1,714 ($550 appraisal fee, $50 credit report fee, $14 flood certification, $550 title insurance, and $550 title settlement), for a net total of $1,265.

However, with the AmEx offer, the $550 appraisal fee will be refunded, leaving me with a total due of $715. Considering I am also getting a $2,500 statement credit to my AmEx card and the quarter percent drop in interest rate, this is a no brainer. Thanks to everyone who provided information regarding the mortgage match, as that was the kicker that made this offer viable. And MANY thanks to the OP for posting this deal.

If anyone has any specific questions about the process, I'll do my best to help.

Where to get a loan estimate? All lenders I check require me to upload all financial documents to get a quote.

I would confirm with them you are in the Amex deal as I don't think there is a refund for the appraisal fee, it is simply not charged at all and should not even show on the estimate (mine shows no appraisal fee).

That's illegal. They are required to give you a loan estimate based solely on a credit check and basic information you provide.If ANYONE tries to tell you that you need to provide financial documents, tell them they are violating federal law and point them to the CFPB. They'll back down immediately.

I actually found this out from Better during my application process--they literally helped me get other estimates and matched all of them.

Also, highly recommend Cash Call for getting a good rate for Better to match. They're huge a-holes to deal with, but they'll give you a great rate/estimate and Better will match.

Anyone received Credit so far from Better.com? It says 8-12 weeks but, just want to confirm:

"The statement credit will be applied 8-12 weeks after your mortgage closes"

Is Better just waiving the appraisal fee or are they waiving the need for an appraisal? I am currently in the middle of a remodel (DIY fixer upper) and don't think I'll be done until the summer. If no appraisal needed then I could refi now, I'm itching to get rid of PMI along with a much lower rate but don't want to start the process to just get turned down due to construction.

What reason were you given for the rejection? Anyone figure out how to contact someone else to possibly get approved?

They waive the fee. Appraiser came out for the house we're buying.
