Notary and closing
Here is what you can expect or ask for from my experience:
1. New pen for signing wiped thoroughly
2. Pen stays with you after signing
3. Only material they will touch would be your ID
4. ID would be wiped and returned back
5. Can expect gloves to be worn
6. Signing can happen in your front yard or in your garage
7. If you have a Costco table then you can sit on either sides to maintain distancing
8. Masks might be recommended given new guidelines
9. Plus discuss with the notary!!

I refinance often (3-4 times year) if the rates hold and take the risk of taking negative points for a little higher rate. I also shop for my own Title Company and in PA have been using Radian (previously Entitle) to control a lot of out of pocket costs.
For the years that the rates have been good I've taken anywhere from .125 to .75 higher rate and have netted $3-$5k back in closing costs. The rules have changed a lot over the years for how much credit back you can get. Most of the times the lender will want to roll the money they would give you back to either reduce your principle or apply to your Escrows. Either way thats money back into your pocket and 1 year I believe i netted back about $15-19k in 4 refinances. The break-even for the money you get back is divided by the monthly difference between the lower and the higher rate you took and I get 60-90 months to break even and thats assuming I dont refinance again +getting lump sum back.
I used to maintain a thread of the best lenders with fees and what not and learned a lot and shared a lot on the forum FYI.

How did you get a quote for title insurance from Radian? I submitted a request here [radiantitledirect.com] and have gotten no response.
Anybody not targetted, using authorized user and still get the credit?
Better.com currently has a 3.25% for around 2K in points. I wonder if they would still match the rate/credit I received. Although after browsing the thread it looks like they locked down recently and are now factoring the $2500 with the price match.
I didn't receive the Amex offer directly. so I'm not sure if it's work the risk, not to mention how dirty I'd feel for screwing over the other lender.

I'm wondering if this is 2k off what I'm seeing in their estimated closing costs, or if closing costs would have been 2k higher if I had continued with my current realtor.
