EDIT information from Better.com!!!!!!!!!!!!!!!!!!!!!!!!!
Hello,
I work with Better, com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.
2) The offer is only available to those borrowers who have been marketed to directly by American Express, and those who have not received the offer on their Amex portal or via email are not eligible.

Does anyone know if this deal applies if escrow is not included ?
There is no escrow requirement for the 2500 AMEX credit deal.

Are you guys looking at Refinancing with Negative Points? This is where the lender will give you certain points (%) back to close your loan which can cover the closing costs to make it a no cost refinance and if your loan amount is high enough (above $200,000) then you could come out ahead and make money.

I refinance often (3-4 times year) if the rates hold and take the risk of taking negative points for a little higher rate. I also shop for my own Title Company and in PA have been using Radian (previously Entitle) to control a lot of out of pocket costs.

For the years that the rates have been good I've taken anywhere from .125 to .75 higher rate and have netted $3-$5k back in closing costs. The rules have changed a lot over the years for how much credit back you can get. Most of the times the lender will want to roll the money they would give you back to either reduce your principle or apply to your Escrows. Either way thats money back into your pocket and 1 year I believe i netted back about $15-19k in 4 refinances. The break-even for the money you get back is divided by the monthly difference between the lower and the higher rate you took and I get 60-90 months to break even and thats assuming I dont refinance again +getting lump sum back.

I used to maintain a thread of the best lenders with fees and what not and learned a lot and shared a lot on the forum FYI.

How did you get a quote for title insurance from Radian? I submitted a request here [radiantitledirect.com] and have gotten no response.

Yes on the Amex credit. As I got the offer on email and Better.com confirmed.
Sweet. Have you received your credit yet? I'm not targetted so I'm just trying my luck.

Anybody not targetted, using authorized user and still get the credit?

My loan funded January 23 and I haven't received the credit. I was told up to 6-8 weeks.
Curious if you've received your credit yet. My loan funded 2/4 and I'm wondering when I should expect the credit.

A little bummed out that I just found out about this deal today. I'm currently refinancing and closing next Thursday. 3.25% 30 year fixed with $1000 lender credit, no appraisal needed.

Better.com currently has a 3.25% for around 2K in points. I wonder if they would still match the rate/credit I received. Although after browsing the thread it looks like they locked down recently and are now factoring the $2500 with the price match.

I didn't receive the Amex offer directly. so I'm not sure if it's work the risk, not to mention how dirty I'd feel for screwing over the other lender.

I saved about $250 using a local title company. They are required to let you use your own. They did a hard sale when I told them I wanted to use my own. Got emails and texts asking me to use theirs. I declined and saved the $$$.

I was just informed that by using one of their realtors instead of my own, I would save about 2k in closing costs (my realtor is no longer available for personal reasons, so I asked if they could recommend)

I'm wondering if this is 2k off what I'm seeing in their estimated closing costs, or if closing costs would have been 2k higher if I had continued with my current realtor.

any ideas?

They will likely match your current offer, but not beat it (and then also give you the $2500). It's worth the 15 minutes to apply and discuss. I was 8 days from closing with another lender before seeing this. I canceled that loan and went with this offer.

I didn't have to do escrow. It didn't affect my rate.
They cut my credits $200 short in my latest estimate for removing escrow now. Did that happen to you?

I'm getting bunch of tasks to do and complete then there would be a random one to do and i don't get alerted so I'm checking several times a day to keep this thing moving.

Got 28 days left on my rate lock.

Interesting, how did you go about letting the previous lender know you were walking? And were there are fees/penalties for leaving the first loan? I haven't had to pay anything yet, so I assume I'd be in the clear.
