EDIT information from Better.com!!!!!!!!!!!!!!!!!!!!!!!!!
Hello,
I work with Better, com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.
2) The offer is only available to those borrowers who have been marketed to directly by American Express, and those who have not received the offer on their Amex portal or via email are not eligible.

Would you mind sharing how you got so low closing costs?
I basically applied through Amex link to Better.com. Their LE was good.

I also applied through Quicken Loans (Rocket Mortgage) but did not go through their Amex offer (yes, you read it right, they also have another $2500 amex offer going). The Quicken loan showed a much better loan estimate with lower closing cost and lower rate.

If you show local mortgage LE, Better.com will always tell you that the free appraisal and $2500 amex credit makes them the better option. However, the quicken loan estimate without amex offer showed MUCH lower closing cost and rate. I showed them the quicken loan estimate and sure enough they brought up the statement credit. I was quick to share them the quicken amex offer of $2500 statement credit and Better.com caved.

Better.com has a price match policy so they not only matched but beat Quickens offer. I was hoping I'd get the $1000 from Better in case they cannot price match. Either way, I think I hit the jackpot and worked out pretty well.

If the rates stay lower, I may try to turn the table on Quicken Loans next time and refi again!

Great, Thanks. I will look into my Amex accounts if I have any of these offers.

Sounds like just a lender credit. Because the out of pocket was still 1083. So probably a chunk was just negated by lender credits.

So Quicken was at least $1000 cheaper than Better.com? Interesting. How much was your loan may I ask? I have a hard time beating Better.com for a sub $140K mortgage. Better is consistently lower than FIB, CashCall, Aim, etc for me.

214K on a 300K home.

Quicken was more than a thousand dollar less in closing cost and 0.15% less rate. However, if you try to get a Quicken LE through Amex offer link - you get different numbers - same with Better.com. They are trying to make up for the Amex statement credit in some other way.

Is there a minimum wait time to refinance after getting a new loan?

FYI. I clicked through the link and was otherwise not targeted. My refi already closed and I received the $2500 credit. After lender credits and amex I was essentially paid to go from 4.25% to 3.625%.

I am also curious how long before I can refinance again now that rates are even lower.

I don't think there's a stipulation if you use someone else, but within lender, it's normally 6 months or the lender credit might be clawed back.

Same. I closed on 2/5 and still haven't received the credit yet. The closing person at Better told me to wait 6-8 weeks.

I do not have a Amex card. Need advice if it is a good idea to get an Amex to get the deal. How much impact will it have on my credit score if I apply for credit right before applying to refinance the mortgage? Which low/no fee Amex to get?

I had purchased a home little over a year ago and financed thru Better.

I "closed" around 1/28. They didn't fund my loan until the following week. I think the credit showed up around 2/24. Although when it did show up it was dated a little earlier.

Do you have to keep the loan for a certain amount of time to keep the Amex credit?

I locked a 15 year @ 3.125 with $3,559 in credits plus the $2,500 Amex credit. Loan was funded today.
Who did you match ?
