EDIT information from Better.com!!!!!!!!!!!!!!!!!!!!!!!!!
Hello,
I work with Better, com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.
2) The offer is only available to those borrowers who have been marketed to directly by American Express, and those who have not received the offer on their Amex portal or via email are not eligible.

I'm now into my 9th week with no credit. I did e-mail my Better rep last week and he said they have 12 weeks to issue the credit. Unsure why it's taking so long compared to others.

Fed just cut the effective rate to zero. Gonna be a while before the market settles down now. I expect the onslaught to continue with any lender especially starting tomorrow.

Quick question for the folks who took advantage of this offer - How does the free appraisal work? We do pay using the Amex card and we would get a credit back immediately? Or before or after the closing? Please share your experiences. Thank you.

What onslaught? The falling rates?

Mortgage rates have been increasing the last few days.

Rates are almost guaranteed to go lower at some point in the future. I'm wondering, are lenders raising rates now to keep borrowers from refinancing frequently as rates continue to fall? The refinance craze started late 2019, so losing any client who financed during that time would no doubt hurt the banks/lenders. I find it difficult to believe that every single lender is too busy to take on new clients. This is a free market, where there is always someone hungry for your business, unless it's too much risk for them to take on. If so, mortgages could be experiencing artificially inflated rates for several more months. The only real winners would be the ones who financed early, before things got to this point.
Why not to anyone who just had a new mortgage the past couple years without refinancing in 2019 (i.e. those who bought a house early in 2018)?

Onslaught of people asking for refinance rates. Sure... some savvy folks will use online tools and see the rate. But there is a vast majority that just "reach out" to a lender. I know the rates are hovering at about 5% last I checked on a 30 year.

Why do you say that? Why will refinances be tough for the foreseeable future?
Just based on this thread it's already difficult to get a hold of the lenders, much less execute a refinance. Rates are going the wrong way demand is so high.

Another thing to consider - it's going to rapidly reach a point where appraisals cannot be done due to quarantine measures.

Possible that Bankrate can't publish current mortgage rates because lenders are overwhelmed with demand from people who want to refinance.

So long as they are overloaded with customers, i think there is no reason to lower rates. They just might even start to go back up until the demand queue starts to get shorter. Another thing I have been noticing is that loan origination fees jumped up so as to make refinancing unattractive.

Which online tools are showing you lower rates? I see none of the sites that I used to check showing anything lower than what was there before. In fact Zillow is saying there is nothing for me Big Grin

The refinancing was completed on 2/26. When should I expect the statement credit?
