I got my appraisal in about a week after submitting my loan app. I stretched out my closing until the last day of the lock period, but others seem to have been able to fast track their closings.

Has anyone received a loan/loan estimate from Better.com for 2.875% on 30 year fixed with or withour match to another lender? They tell me its not possible as the rate doesn't generate on their end.

I think the actual appraisal is waived in many cases because of the virus. If they can do without one, they will not send anyone, up to their discretion.

I tried. The best they could do was 3.0 on 30 year fixed with no points. I took the offer and expect to close by the end of the month.

How long ago was that? I locked in at 3.0 with a different lender but that was weeks ago. The best they could do was 3.625 with like 3 points.

No points, no origination fee. $200 something lender credit. This was Tuesday of this week. This was a result of a match from SoFi

Not really Better's decision in most cases. They are a mortgage lender, not a bank, so they are not keeping these loans on their own books and the entity that is purchasing them on the other side will dictate whether or not an appraisal is required. For confirming loans likely Fannie Mae, Freddie Mac, or FHA. For jumbos likely Chase or Wells, etc.

But many of these entities are indeed waiving appraisals on lower risk homes during this pandemic.

ayy! So, here is my situation! My lock date is April 10th. I have been waiting for title for the last 3 weeks. Nothing, yet. Better said not to worry that they will extend lock rate for me. Has this happened to anyone else? I didn't shop around for title company because I didn't want the extra hassle and I wouldn't know where to start shopping around.

Just started my refinance application to look for 15 year rates and seeing 3.625 with no points. How are you guys locking such a low rate? FYI - 760+ credit score, and 60% value/loan ratio.
