EDIT information from Better.com!!!!!!!!!!!!!!!!!!!!!!!!!
Hello,
I work with Better, com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.
2) The offer is only available to those borrowers who have been marketed to directly by American Express, and those who have not received the offer on their Amex portal or via email are not eligible.

When Better matches with SoFi, will they look at the loan origination fees too? For me, the difference between the SoFi's offer and Better's offer is in points. But if I add in the 1.5k origination fee that SoFi asks, there is not much difference between the two. Will Better take the SoFi's origination fee into consideration and tell that there is nothing to match?

Maybe I am old and grumpy or have the Corona but there are 120 pages of answers to your question(s). I could hold your hand and explain what I read, but I don't think that is right. It literally took me 20 minutes of reading before I started the process, and I kept on top of it. I pray you are not that busy to do the same. God bless!

what are the refinance rates folks are getting for souther California?

also do I apply to multiple banks/CUs/ better.com on same day to avoid hitting my credit score?
You have a minimum of a 14 day window when shopping for a mortgage. All pulls during that time, starting with first inquiry, will count as one hard pull. https://loans.usnews.com/how-to-s...edit-score

In the process with this refi..locked at 3.25 30yr.

In short, I had Better PM with another lender quote and they beat them by $1000 (application fees). Will basically be very little closing costs.

I also suggest, take a look at the 'things you can shop for' section in the Loan Estimate page..these are the title costs so essentially you can shop around other title companies for their fees. Better is charging about $1300, I think I can cut that down to about $800 by going to the company of my choice.
anyone done this yet?

I'm interested to know how Better is making money off each transaction..

You need to be careful around title companies. I chose my own title company but had some downsides. Saved around $300 but It took about 3 weeks longer for closing. Also had to use the attorney of the title company and they will not do a closing at a time or place of your choice. They don't work Saturdays and won't come to your place. I think Better's closing people will do both. Curious how much is the lender credit you got?

Did anyone reliance again ? I refinanced @ the 3.5 with Better in February , and now the rates offered by my local vendors are at 3 for 30 year. I don't remember signing any paper saying i wont refinance again in 180 days.

Thanks for that heads-up. I'll look into asking those question to my Title company. It may just be more peace of mind dealing with Betters title/attorney in these times.

I got $1700 lender credits from that pricematch.

I also suggest making sure Better knows you want to go with your title company many times. I sent my info 2 days after locking with instructions on how to order and all title company info. 10 days before lock expires they come asking for the info of my company again. Turns out their own company did all the title work already and they didn't go to my title company yet. Ended up offering me to keep things moving use their company and they gave me more lender credit to cover the same cost as my title company.

Anyone using better for a new home purchase? I'm in the market now and thinking about using Better. If you use a realtor they're partnered with you also get $2,000 savings in closing costs.

This. You have stumbled on a pretty killer deal here. However, you are gonna have to do some work to make this all happen. This is not one of those deals where you follow step A, B, C and simply profit. If you aren't willing to put in hours of work to properly research this deal, then it honestly isnt for you. Good luck!

I just completed my closing and below what I followed..
  • Before closing, I've told the notary that I would complete paperwork in my backyard.
  • I've sent all the copies of ID proofs in advance.
  • The notary came well prepared wearing face mask and gloves so that gave me more comfort.
  • I set up a costco table in backyard.
  • Used my own pen and wore gloves. I didn't have face mask.
  • signing completed within 30 mins. The notary told me sending copies of id cards helped him to pre-fill some docs so it completed sooner.
  • I wiped everything afterwards
Amazing. My closing process was nearly identical to yours. The only difference was we set up a folding table in my garage. Everyone worse masks and sat at opposite ends.

I'm in PA and tried starting this process. I got a message saying I can't due to COVID-19 restrictions in my location. I've read through the last 10 or so pages and haven't seen anyone mention this. Anyone else hit this snag?
