I work with Better,com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.

Applied Sunday, had rate matched to SoFI

297k loan
at .6% points (about $1800)
15yr @2.875

matched and dropped 1k more off.

Appraisal is scheduled for tomorrow, which seems really quick (72 hrs after application)

Are there 0 fees or costs if I deicde to wait and see where rates go? I know i can likely float down if they drop in the next few weeks...


Thoughts? How long is the whole process running from app to closing?

Interesting. I logged into my Wells Fargo and have a new mortgage with them now. Thank God it wasn't Dr Cooper.

What's the issue with cooper? My home is with them now and I've had no issues in almost 4 years.

I closed on February 15 and my loan funded on Feb 21. no credit yet. Reached out to them and they said up to 12 weeks ("8-12 weeks" was the wording) after funding, and to feel free to reach out if still no credit appears after that period. So I'm at the end of week 8 after funding and have another 4 weeks to potentially wait.


Edit: the day after funding, i also received a generic email from them confirming to expect my credit still:


"Congratulations on funding your loan! You can expect your American Express® statement credit to be applied to your account within 8-12 weeks.

To check eligibility requirements, you can review the terms at the bottom of the offer landing page or call the number on the back of your credit card.

Thanks again for working with Better.com!"

Couple of lenders I talked to said that as long as you are not doing cash out refi, the appraisal is a drive-by appraisal. They come inside to inspect only if you are doing cash out.

Better waives appraisal depending on your credit score and the LTV ratio (thats what the concierge told me). Me and my wife have our credit scores in the high 700s and our LTV is around 65%. Appraisal was waived for us.
