How and when do you pay the closing costs? I am scheduled to sign closing papers tomorrow but was not told anything about Closing cost payment.

Same happened to me. They sent me very late the day before final closing disclosures to acknowledge which included payment instructions for closing. It says must be done within 1 business day of signing.

My timeline went as follows:
Started process with aimloan in early February, then decided I'd better check SD.
11 Feb: Started application with better by clicking on op link. I was not targeted. I sent them the aimloan gfe and they matched the rate (3%, 15 year, 59% LTV), and beat the fees by $1,000. Aim eventually offered to waive appraisal and reduce fees by $100, but the amex credit meant it wasn't even close.
14 March: signed documents with mobile notary
19 March: Loan funded
22 April: received credit on blue cash everyday card

Typically closing costs are rolled into the loan and you don't pay anything out of pocket. When the loan is funded shortly after signing docs, the title company will send money to each party as required by the contact.

just locked this evening, 15 years at 2.625% A+B = $589. bought.0.216 points for $525.

I am on the fence between 2.625 @+525(A) vs. 2.75 @-$404(A). I still have the choice to switch though i locked the rate. Thoughts?

Best I could find was 3.25% on a 30 with 700 lender credit back.

Will cut our remaining years by about 43 months. If things tank worsein June or July we will play this game again.

I unfortunately do not have an AMEX - but happy with the Better.com experience. Was able to lock in 3.25% with -786 credit in closing, refi 30 year fixed on LTV of 74% they beat the best deal I had via Loansnap (which came from Lendingtree) by ~$1000.

Would have applied an AMEX then go for this refi deal but from reading the thread, that wouldn't have worked anyway so - either way happy to be saving $ on the mortgage!

Specs: Amex Platinum, same card emailed the offer, used said offer, supplied last 5 of the platinum at closing for the task.
