I don't understand why people with small loans spend so much energy over fractions of a percentage. Like cdancer complaining about paying another $100 pmi because better.com is too slow? How much do you earn that these values really matter?

My $150k loan is about $1,500 less over 15 years per 1/8 percent. So at 0.5% difference, that is about $6k. Not an earth-shattering amount, but definitely money not worth wasting either.

Feel free to PayPal me $100 then since it's no big deal to you. I specifically took out this loan half to get rid of PMI. If it truly took long to get it done with fine but me having to pay an extra $130 because someone else can't efficiently do their job w/o me hand holding them urks me. That also doesn't include the extra weeks of paying an additional 1% interest. This entire board is about saving money. $100 isn't peanuts to most people.

So I am in a tricky situation with Chase and Forberance. They Auto enrolled me in by just sending them a digital message on their site. I have not made my May Payment and June is due now basically. I put the money aside for those payments and I can make them no problem. I was hoping to do a deferment at the end of forbearance before I saw this deal. That ways I get to keep 3-4 Mortgage payments in my pocket.

Ending up with $3300 in Credits and we will pay nothing out of pocket to refinance besides the Escrow stuff. Its a no Brainer to refi right? Break even immediately and drop your rate .5% Save $130ish per month.

Better.com is saying as long as I have only missed 1 payment they can do business, Lenderfi just dropped me and said we cant do business now.

Anyone else have any experience with this.

By that link, he isn't qualified though. By missing your payment in May, you fell out of it. The rules says that you must be current at least a year after going into forbearance.

Better did say you can miss 1 payment. I would have to exit forbearance which I have no idea how to do. Also means I have to get up to current.

Wow, that's pretty snotty.. how much do you earn that spending $100 unnecessarily is not worth a grumble? .. good for you, but not everyone has that kind of income, even in California.

Below is for a 30yr fixed refi in CA.
Can confirm that Better is good at matching. Initially had 3.375% with about $1500 in closing from Owning that Chase bettered with $1200 in closing. Took that to Owning and they beat it by $1000. Then Owning dropped their rates to 3.125%. Got a LE from then at 3.125% with about $1500 in closing again. Better matched 3.125% and beat them in closing by $1000 again. And in addition there's the $2500 statement credit.

Now talking with Chase as I had proceeded with my initial application with them at 3.375%

Has anyone had experience with your appraisal coming back as less than what the "estimated value" shows and thus they decrease lender credit? This is especially true in the case where they matched to another lender's rate.
