I work with Better,com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.
2) The offer is only available to those borrowers who have been marketed to directly by American Express, and those who have not received the offer on their Amex portal or via email are not eligible.

No idea what their requirements are but I usually do wire or certified check.

Unless they say it's acceptable, I wouldn't rely on personal check.

What's the quickest that ppl have closed with better here.

I have no appraisal and have a title contact that can turn around the insurance/search very quick (I've used them on same property very recently).

$500 or less: Personal check or certified funds
$501 - $2499: Certified funds only
$2500 and more: Bank wire only

I went from rate lock to closing table in 18 days. Based on the dates recorded on my portal, the title report came back before I was out of underwriting. I was conditionally approved to cleared-to-close in 12 days.

I got a response from Better about them not honoring their $1,000 price match guarantee. They say that their terms state that they are only required to beat a competitor by $1,000 per loan application. So if they beat the first offer that you send to them and you don't accept it, they are no longer required to beat other competitor offers.

So my advice is get other lenders to compete at first and when all but one lender has backed out, send that best offer to Better.com at that point to see if they'll do better by $1,000

My title people accepted a personal check for $1,400+. Not sure if that's typical or not

they are very responsive and I also got approved w/o appraisal. All in all, I think took maybe 2 weeks? Have your title company lined up as well and you need 3 biz days after agreed on terms min to close.

I know I am from CA. I have LE from Owning and Better . Owning is pissed that Better.com is offering me a $2500 credit and Owning loan officer is going bonkers as she is losing my business.

This was not my experience. I actually had them beat/match 1 offer from one company and 2 offers from a different company. Ask them to point you to those terms. Or just apply for a new application. It won't hurt your credit score.
