EDIT information from Better.com!!!!!!!!!!!!!!!!!!!!!!!!!
Hello,
I work with Better, com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.
2) The offer is only available to those borrowers who have been marketed to directly by American Express, and those who have not received the offer on their Amex portal or via email are not eligible.

Just got my task to enter the last five digits of my AMEX on better.com. My closing is on June 29.

My card expires August 2020, so hopefully that is not going to cause any issues.

Couldn't you just tell Amex to send you a new card? The last 5 digits still remain the same anyways unless you specify it was lost or stolen. It takes 8 to 12 weeks to get the credit. you'll be risking it all for not getting a new card.

If the last five digits stay the same what's the issue? Whether I get a new card with a new expiration date or not shouldn't make a difference then, right? I didn't realize the card number would stay the same so should be fine.

Has anyone who DOESN'T have an AMEX card tried applying and then do this offer? Wonder if this works for brand new amex accounts.

You'll be fine. As long as the account remains open, you are good as the account number stays the same. Even if you had fraud and changed the number, I'm sure you would be ok. The cc companies have various ways to handle the transition of charges and credits.

I've had payments and returns go to old card numbers without issue. On the payments, I didn't notice for well over a year.

This was not my experience. I actually had them beat/match 1 offer from one company and 2 offers from a different company. Ask them to point you to those terms. Or just apply for a new application. It won't hurt your credit score.
I was referring to their price match guarantee where if they don't beat an offer by $1000 then they give you $1000.

They actually did match a couple offers that i submitted but they eventually couldn't match an offer I got. When I tried to collect the $1000 they refused and pointed me to rule 9 (I think) in the terms.

So you tried to price match multiple offers but in the end they couldn't beat one so you went to another company. Now they are refusing to pay you since they price matched other offers. Do I understand correct?

There's a post a few pages back that states someone had success doing this. In fact, I think it says they received the card shortly before closing, but in time to enter the card # for better.com's task.. I was going to give it try, but got denied for the card despite having excellent credit. Frown Too much travel hacking, I guess.. shoot

The silent dangers of manufactured spending. I hear alot of people say you can refinance unlimited number of times. Are there any silent dangers with doing that?

Has anyone had problems with the quality of the appraisal? Ours was done by Mueller Services, Inc, who used a 3rd party to take the pictures basically, and then they do the appraisal. They chose zero comps in our neighborhood despite there being 15 sales in the past 12 months. They also chose a short sale which had previously sold for $70k more in 2018 and obviously did not sell at market value in 2020 due to it being a short sale. Two other lenders were going to waive the appraisal completely for us and now this one came back very low, which would cause me to pay PMI for 3 years. I'm appealing the appraisal.

So my loan got sold to fannie mae but still TMS as servicer. Do better.com still have control over my loan? Like can they still require additional requirements or appraisal?

It seems like home value is going down in my area. Zillow zestimate went down so much the past few days. Im scare better will ask additional appraisal and will make my appraisal value lower and making me pay pmi.

TMS can ask for an appraisal, but you are under no obligation to let that person in your home. Also, even if they did an appraisal and the value went down enough, they cannot add PMI now as that is not the terms you agreed to in your note.

That said, it is highly unlikely that a subsequent investor would request the servicer to get a new appraisal.

I wouldn't worry about this at all.
