Thanks. I tried LoanDepot earlier but they wanted to pull the credit report and the rate they offered before the pull was not appealing, I will give a try again.

It seems lenders have caught on to the AMEX deal and are requiring a completed application before providing a proper LE.

Not a big deal, cause if your credit is getting hit for the same reason (mortgage) within a certain period of time, it doesn't affect your score too much long term.

My credit has been pulled like 5 times this month alone, and no lender has really raised any concerns.

I did it just to ensure I had a competitive offer to bring to Better, and unfortunately they could only match it, not beat it by $1000, although I didn't really push for it.

Happy enough to drop the rate to 2.5 for 15 and get some money from the AMEX offer.

I had this offer added earlier this year and I remember it said expires sometime in July...now I can't find it on my Amex app anymore. Am I still eligible?

I'm in NJ. Loan depot gave me the cheapest rate of 2.625%, with $100 credit for 30 years fixed. (Hard pull). Better said they will beat etc. but could not. I ended up with 2.75% with better.com with $4725 lender credits and $2500 Amex offer.

wow, that great rate, i locked in at 2.875 with abt $2k closing cost; that was the lowest i could find..let me try loan depot and check. could you tell me what your loan amt?

I think you got a better offer. The credit you got ($4725 - $100) should be sufficient to buy 0.1% point.

Statement credit received 6/12

Zero cost on 3.125% and 1200 in all closing costs.

Made a nice profit.

As a follow up, my closing on 5/13 went well and about a week after my funding date, I could see my loan on TMS. When I look on MERS, I still see Better as the lender/investor and TMS as the servicer, but today my mortgage appeared on my Wells Fargo login. There, it says it has a setup date of 6/12. I can still see my loan at TMS' website too, but I imagine in the next few days I will receive notice my mortgage servicing (and maybe ownership) is moving to WF.

Looking for advise. I locked in 3% on a 20 yr fixed, 242k in cook county, IL with $1700 credit. I have yet to find a better offer. Tried aim, credible, etc. Know a place I can have better beat or match offer with?

The terms state "The value of the statement credit may be taxable income to you, and you are responsible for any federal, state or other taxes resulting from the credit." Doesn't automatically mean it's taxable...but it's something and I'm assuming I'll get a 1099 for it.

Usually CC rewards are not taxable because they are considered a rebate/discount on spend. I'm not sure this would qualify as that since it's tied to a task, not any particular spend. It's more similar to a referral, which Amex does issue 1099's for. I'd assume you will receive a 1099 for this.

Anyone tried in PA, what is the rate and closing cost after lender credit. I am not able to find great quotes as foiks have mentioned. Any pointers on good mortgage companies - tried Sofi, Lenderfi, Aimloan, LoanDepot, Rocket, Provident and Amerisave.
