1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.

Things easily could have changed in twelve years. However, looking at my HUD-1 from Feb 2008, the title insurance policy was $350.

Ugh, Better is so useless without an LE. They won't even give their best rate other than what's currently provided by the system. 3.5% with $12000 in points when I current have a 3.375% already. smh.

Anyone try to refi less than a month after a previous refi? Did you have any title issues where the old loan was still on the title?

My better.com guy is trying to match the competing lender by including the $2500 Amex credit in the calculation. I thought they'd match rate, beat ABC by $1000 and then I'd get the $2500 Amex credit on top of that.

Am I wrong?

So im back again to refi again with my green card. Trying to land the 2.5%/15 year... looks like rates ticked up today on a 15. Tried aim loans, lenderfi, all were higher than yesterday. Anyone get a recent good rate lock... if so, mind PM'n me a lender?

They won't always beat or match. That's why they have the other $1000 policy in there that they will pay you if you close with a different lender after they couldn't compete with the offer. In my case, they could only match but they did mention the $2500 deal as a kicker.

I would say the Amex 2500 should be cherry on top. They should beat ABC

For all those trying to get LE from other lenders, do NOT sign anything and do NOT submit any docs. The most you should be doing is filling out information about your occupation, assets, etc. and giving your SSN for tax pulls. If they're asking for docs or wanting you to sign something, they're likely trying to rope you into their rate. Just be vigilant and if that doesn't work, find another lender.

Got my $2500 credit today.

Locked in my rate and had a competing loan estimate matched on April 28. Loan was funded on May 14. Credit received on June 16.

I'm doing that now. Previous refi close on 5/13, just locked again on 6/12 with the same property and going through the process. Title report was just ordered yesterday and have not heard back on any issue yet.
