EDIT information from Better.com!!!!!!!!!!!!!!!!!!!!!!!!!
Hello,
I work with Better, com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.
2) The offer is only available to those borrowers who have been marketed to directly by American Express, and those who have not received the offer on their Amex portal or via email are not eligible.

Has anyone had any recent success with Better (or any other lender for that matter) on getting rates <3% on a jumbo loan refinance? Unless I'm missing something, it seems like the really low rates from Better and the other lenders are for loans under $510k.

I'm sitting at 3.25% on a 30-year fixed with a $600k balance from a few years ago, and I haven't seen anything even remotely competitive from anyone. Better offered me 3.875%, but I probably won't even bother playing the "game" to try to get a lower rate from them if it's a losing battle in my situation.

On a side note - this thread is amazing!

My journey so far on >600k loan for 30yr and ~0 closing cost:

1. Started with uwm broker and got LE for 3%.
2. Better matched and completed everything except signing.
3. Last Thursday when markets tanked, I applied to local CU and got 2.75%.

Better could not match and currently in process with local CU.

Do any of these lenders provide an LE without having to talk to one of their folks? I really dislike having to deal with mortgage officers.
Lenderfi doesnt require talking to anyone. I put in a fake phone number just to make sure. i got my LE after uploading W2, Paycheck, DL, Mortgage Statement.

How do I get a competing offer for a investment property? Finding it hard to find an online resource and don't really want to waste a local mortgage persons time.

Thanks! And did you just use the same login credentials? I haven't tried yet, but I thought I read people having trouble getting a new app in for the same property address.

Was it a competitive rate though or was it just their advertised rate on the site?

Do you know if LenderFi will provide updated LEs? That is, I apply for one today, and in a few days I can generate another one if the market is more favorable? Rates are notching upwards today.
