Also, some lenders let you lock without an "intent to proceed". The CU I had Better compete with did that. In such a case, just as cdancer outlined.

However, if you do an "intent to proceed" with the other lender, then once/if you do the same with Better, contact the prior lender and withdraw your app.

Better's underwriting team may reach out at some point asking you to do just that. Then again, they may not. YMMV. But if I didn't plan on going with a lender anymore, I'd personally choose to let them know.

I'm trying to figure this part out - but it may only apply to the owner's title policy, not the owner's title policy insurance?

They finally came back and beat the other quote by $1000 (points cost from guaranteed rate).

So, 2.375% 15 year, .17% points for $396.

Loan is for 230k, CA. Submitting all the paperwork now as I did before. Hoping it goes well.

One question... Someone said when you do a refi so soon you can reuse the former title stuff but then I saw someone said not applicable in CA. Short of doing a third party search, what's the best way to reduce section C? Gonna try to get the price knocked down a few hundred there.

I've been trying with better, but the concierge does not know what a reissue rate is. The title company's contact number listed just rings, no one picks up. Closing is Wednesday, ah well!

i think for the most part you have to do it with the title company directly. They told me they chose one but I could use any I wanted

My C costs are:

I just financed with better 2 years ago so Im going to see if they can get that $1705 a little lower. I emailed them asking for the "reissue rate" and about going through the same title company. Lets see what they say... Im also at 2.875%, 0 points and B is $214 on a 265k

yes. in my case Better's title agency always reduced title insurance to reissue rate towards very end without me calling it out

i managed to get 2.75 % /30 year with my primary and 3%/15 yr for my investment property. hopefully better can beat it so i can get the amex credits

Locked at 3.125% and then the rate increased to 3.45% during underwriting. Nothing has changed in terms of credit (800+). Emailed Better.com so let's see what they say.
