And yeah I would press them a bit more. Once you get escrow... getting rid of it is usually a no go unless you have a bank that allows it or you refi... It depends on the lender. I haven't tried yet as I just closed and I plan to try to refi one more time. However, The Money Source has it right on their website that you can request to have your escrow removed as long as you aren't on a government loan and pay PMI. At 75%, of course you wouldn't. Someone though mentioned making sure that it was in their loan documents that it can be removed later. I don't recall if I did or didn't see it in mine.

when they removed the escrow, the estimate shot up another 700bucks. Better said thats the best they can do without escrow. so now my best option is to suck it up, apply with escrow and then hope to get it waived once the loan is done.

What are people doing in PA in regards to the Title Insurance? Mine is listed in my LE as almost $2,000!

I refinanced a couple of years ago with Loan Depot which like you had like an $800 fee to waive escrow. My loan officer said after closing wait a couple of months (i think i waited 2) and write a letter requesting the closing of escrow. She mentioned she had never seen that not work. In my letter I threw in i was a good candidate with a 800+ credit score etc. I got a check within a week, but YMMV

just wait for the loan to be sold, then you take out the escrow

Often they have language that, in effect, says at their discretion. And sometimes they try to tie in the cost of the loan as part of it. Or like hunglema just mentioned, they tack on a bigger fee in the LE.

I agree you can try after the fact with the mortgage servicer. But if the LTV is close... may be a battle.

I'm referring to solely after the refinance process is completed and your loan has been sold. Not during the application process because like you said, it changes the pricing details.
