FYI so far I got 5 loan estimates and all of them have been based on soft check on my credit. No hard inquiry. I have credit monitoring setup , plus I pulled my 3 credit reports yesterday to double check that.

There was a call that it was no Amex the day I applied so they "Transfered" my loan to the Amex team and in doing so the lady was saying that it will go to "Arnold" to which I said NOOOOOOOOOOOOOO anyone else but him.


LOL, she was able to put me with Sean and had issues not getting a hold of him but he did finally called today saying he was out of office (emails did mention that). As noted in my posts he was able to put me back at the quoted level from last week with the Loan Estimate Match but not exactly a 1 for 1 but kinda close.

Not sure how Radian is so cheap, because PA has a standard schedule of rates controlled by the government. See section 5.50, page 22 in the attached manual. So using ALT Title for $1,514, your mortgage balance is around $227k; but using Radian cost of $998, your mortgage balance is around $120k...

My loan balance went up because they rolled the 10 months of escrow of property taxes into the loan. That's $6,500 alone that I would have to pay anyways. I guess I could pay that up front and then wait for my current amount of escrow to be released to me, but it seems like this is what most people do. At least I'll get about $5k back in cash from my current mortgage company.

Yes, this is correct and I am aware. I guess it would make more sense to pay that out of pocket to keep my loan balance the same, or at least offset what I'm receiving from my current mortgage company for the amount in escrow to date.

I didn't have Arnold last time around and I don't have him this time around, thankfully. My guy last time was responsive the first day until I gave him a competing offer, then barely a word. This time around, the guy seems great. They didn't match the first offer, but they didn't last time and I get that with lower loan balance. However, he was responsive to any/all follow up questions. I'm hoping I get another offer to send them to try and match, now that I'm approved and just waiting for the title.

Well his team has been quite responsive, daily follow up (I guess its because I haven't locked the rate) Matching email comes within couple hours, its just I am not able to get what others have gotten in past. Maybe they have wised up or rates are lower than past 2-3 months that they can't afford positive credit loans. I will be paying .61% points on 2.25 rate and obviously no "beating" by $1000 bucks. Then why the hell their price match guarantee, which btw is $100 now.

For me, I currently like to know which lenders don't do a hard pull to get the LE. I'm a few weeks into my Better process, so if I am going to pull another LE to get them to match before closing, I don't want a hard pull. I'm outside the (as low as) 14-day loan shopping window, and don't want the extra inquiry to jeopardize my closing in any way.

Got a 2.875 rate from loan cabin with $2200 in credit no escrow. Also agent mentioned rate float down until closing

They had a lot of fees on the estimate which won't be needed in the end, but better still considered them when matching (and the AMEX credit).

Better best offer match was to 2.875% rate, $900 credit with escrow and mentioned the AMEX credit as part of the match. They said it puts me ahead ~$2000, to me its near ~$1500.

Just saw BPG went to $100 Frown, that's a shame

Decisions... up front benefit or bigger pay out after closing

I needed to get a pulse check on what the market rate is for my situation and if refi was making sense for me. Now that I have got a good feel for it, I will do the hard check in a day or two with best the one , get it locked and move on.
