EDIT information from Better.com!!!!!!!!!!!!!!!!!!!!!!!!!
Hello,
I work with Better, com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.
2) The offer is only available to those borrowers who have been marketed to directly by American Express, and those who have not received the offer on their Amex portal or via email are not eligible.

Even if I am not escrowing? It just seems odd to me that I have to prepay something that will not exist?
My bad, it should not have been there!!
I agreed to escrow property taxes + insurance. But in my initial disclosures.... home owner insurance was left out of escrows.... I was pleasantly surprised. Smilie

Most of the time a simple email or message on the application was sufficient to resolve issues.....

Data point : Could not get Better.com to match to competing lender. I have been dealing with the infamous person mentioned in other posts. Tried multiple applications and all are going to the same loan consultant (and officer I believe)
Competing lender gave me 2.625% for 30 year , 327k loan , 450k estimated value. with 950 in origination fee and 450 appraisal
Better.com came back with 2.75, 950 in points and no appraisal. . For 2.625 they are charging 5k in points. and said they cannot go down any further.

Decisions .. decisions.

I understand what you are saying, but my new loan will not have an escrow account (my old one didn't either) that is why I feel I should not need to pay these prepaids to an account that will not exist.
Quote from ttlax :
The general rule is if it is due within 2 months of closing they can require it to be paid, even with no escrow. I had a company wanting me to pay the rest of my annual insurance premium that had 10 months left. Taxes make sense if due within 2 months of closing.
This makes sense to me. Probably a risk factor for them since it is this close.
Quote from flyeaglesfly33 :
My taxes are actually due 10/31 but if paid by 8/31 you get a 2% discount. They are asking for the 10/31 amount on the disclosure. I plan on paying these on my own by 8/31.
I'm sure if you pay it now. they'll remove it.

Now I am confused. My closing agent over email said I will still have to pay it, but on my better account under the task section they said "Thank you for letting us know, we will make these corrections to the final closing disclosure. In the meantime, please acknowledge receipt of this CD so that we can update the final CD. Thank you." and my loan amount and closing cost amount is back to what it should be. I guess I will wait until I get an updated final closing disclosure and see what I get there.

I believe multiple people at better are able to make edits to an application. They are likely not on the same page. Seems like you got your wish!!Applause

435K. Had them match a LE i got from a different bank. The credit from the other lender was ~1900 for 2.75, but had lender fees and appraisal. Better didnt have them . So came out on top

Didnt mention AMEX upfront. Had them match it and then mentioned it to get the appraisal waived.

I also reached out to the title company i used in the past to see if they have a better rate for re-issue/refinance and they quoted 50% less than these estimates from better or the other lender for title insurance. So probably will go with them to save some more $$

But can't I invest that money and make more than 2.75%?
Very true you could. However, if you planned to pay it off when you get your other money back, probably within a month, then would you really be investing anything? Also, how much more is your monthly mortgage with and without the escrow if I may ask?

It's usually best to hit up a local title company. If you know anyone in real estate (agent) usually are happy to recommend a title company or two. You may have to deal with closing at their office or some may come to your home for closing paperwork so it's why being local on that one is important.

*So how do you get the $2500 those that already got it. I got a calendar reminder to follow-up and should be this month. Does it just show up in your amex acct as negative one day or do you get some type of email notification? Thx

Was looking to use that site and credit, but a mortgage broker offered me 2.75 with 2,900 in credits and got the appraisal waived. These rates are incredible!
