That's great rate and lender credits. Which title company are you using?

Can someone recommend a good/cheap title company in CA that Better can match?

Here's what is quoted for me currently with Better.

My status passed the stage of "Loan Contingency - July 30" and next step shows is 'Approval' ( date is 3 days before closing date)

What exactly does it mean, any idea???? Are they going to give me Loan commitment letter as per my contract ?? My contract has a contigency to provide loan commitment letter before July 30th..

How long does title search takes from now??

If no appraisal what do they base the LTV on? Based on Zillow my LTV should be around 40%, based on purchase price 6+ years ago it's 83%.

Possibly Zillow or some other data they got from recent home sales. I'm not sure. I know Zillow has a higher price that what I input for home value. I wasn't taking cash out either so maybe that was a factor. Either way, it came up automatically that I'm eligible for the waiver so I happily accepted.

Edit: My house is 11 years old. I'm the original owner.

I went with a local Houston company 5 minutes from my house. I requested a bunch of quotes and these guys came in the cheapest.

Doesn't make sense to step down to 2.65% b/c it will take ~10years to recuperate the upfront lender credits that I get with 2.75%.

Fortunately, my lender title insurance (C) will get halved b/c home purchase <4 yrs so my final with LD will be:

2.75% with 1500 in credits + F + G
I got similar with loandepot. Better would not even get close to matching

Was kind of a hassle as they matched my LE but the rate reverted back as I was going to lock.. I was bit worried, but all is good now after pestering them (my mortgage expert is offf today). I'm glad better works 7 days a week and someone else was able to fix it for me. So far so good I think.
What's your cash to close?

Rates have gone up in last week. To get 2.5% you'd be paying crazy high points on top of closing costs. Right now your looking at low to mid 3%'s to get enough of lender credit to offset fees.

I locked in on Monday with better.com on the AMEX deal and they have since matched better competitor LEs from loan depot every day since. Process has been so smooth and seamless. I've been very happy with them thus far. Think it depends on what loan concierge you get assigned. Currently on 30 year fixed at 2.875% and $3139 lender credit in Atlanta. A+B+C on my current better.com LE is $1670.
