I had a hard pull a few days ago and credit karma keeps telling me i have 14 days to shop around without affecting the score

I just sent information to Better mortgage and their rates came back high! I have a 765 credit score, owe 108k on mortgage, current apprisaed value is 180k. Wanted to take out 15k for a refinance and they came back

Rate/APR Points
3.5/ 3.713 $3314
3.875/ 4.049 $2454
4.125/ 4.264 $1875

I think this is really high based off current rates

Guys, can you all help me the steps in process please. I try to look this gigantic forum for several hours, but hard to find full info in right order. This is what I gathered and some questions. Please help me/ fix me in right order.
1. Click on email link where it says continue application and fill up full application and create account and get rate from better.com ( rate is higher, at better initially, do they lock the rate and ask for amex card number ?)
2. Get Loan Estimate (LE) from some one else who got best price and match with better next day( Do they also match fees as well ( A+B+C) along with rate ?)
3. Have better.com enter the amex card number before lock or after lock when the match is done ?
4. I need an appraisal, do amex give appraisal credit back to my statement or better have initiate something.

Thanks guys in advance , it would be great help if you help with process.

3 - Submit loan estimate to better to beat it.
4 - once they match the loen estimate or beat it, ask where you enter your amex card details as Amex told you better.com needs to submit on loan application - then lock the rate with them
5- you will pay 550 for the appraisal up dront (to lock the rate), but will be credited if it cost less nad the amex credit will go no your card.

Question on point 3 - Submit loan estimate to better to beat it - Do I have to call loan officer assigned to me and submit to him, or is there a online location where I upload competitive LE ? and do they match fees as well along with rate?

I did not. The website asked for that info, but there is no need to download. That is they because that is needed to proceed with your loan processing. If you indeed to proceed with them, you would need to submit that after your do the "intent to proceed" on the initial disclosures, but there is no reason why you couldn't do it sooner.

Appraisal is fee is waived for those applying through Amex link.

Yes that is super high - I think partly because you have a small loan balance but definitely worth shopping around.

I was working with someone already by the time I got to the web portal stage. Originally I submitted a rate quote online and was emailed within a day.
